How to Choose a House That Won't Lose Its Value, Even as Prices and Interest Rates Rise

このところ、家の値段はどんどん上がっていますし、金利の話もよく耳にするようになりました。「今、家を買って大丈夫なんだろうか」「将来、値段が下がって損をしないだろうか」と感じている方も多いと思います。今日はそんな不安に向けて、専門的な言葉をできるだけ使わずに、後悔しない家選びのポイントをお話しします。

Lately, home prices keep climbing, and interest rates come up in conversation more and more. If you've been wondering "is now really a safe time to buy?" or "what if the value drops later and I end up losing money?" you're not alone. Today I want to walk through, in plain terms, what actually matters when choosing a house you won't regret.
■ まず、今の市場で何が起きているか
ここ2年ほどで、家を建てるための材料費や人件費が上がったことで、建築コストはおよそ3割ほど高くなりました。近畿地方全体で見ても、新築の一戸建て(分譲住宅)の平均価格は、1991年以来はじめて5,000万円を超えています。
もうひとつ気になるのが金利です。日銀が政策金利を上げていく流れの中で、住宅ローンの返済額も今後変わっていく可能性があります。ざっくりとした目安ですが、毎月の返済額を変えないまま金利が1%上がると、買える物件の価格はだいたい15〜20%下がる計算になります。これは将来こうなると決まっているわけではなく、金利と返済のバランスを考えるうえでの参考数値としてとらえてください。

■ What's happening in the market right now
Over the past two years, the cost of building materials and labor has pushed construction costs up by roughly 30%. Across the Kansai region, the average price of a newly built house has passed 50 million yen for the first time since 1991.
Interest rates matter too. As Japan's central bank continues raising its policy rate, mortgage payments may shift going forward. As a rough guide: if your monthly payment stays the same but the interest rate rises by 1%, the price of a home you could afford drops by roughly 15–20%. This isn't a prediction of what will happen it's just a way to understand how rates and payments relate to each other.

■ 「あとで後悔しない家」を選ぶための4つのチェックポイント
同じ「新築一戸建て」でも、家によって中身はかなり違います。どこのメーカーで建てるかにかかわらず、購入前に見ておきたいポイントを4つご紹介します。
ひとつめは、地震への強さです。「耐震等級3」という言葉を聞いたことがあるかもしれません。これは、国が決めた最低限の基準よりも1.5倍地震に強いことを示す等級で、消防署や警察署と同じくらいのレベルです。パンフレットに書かれているだけでなく、実際にその等級を取っている物件かどうかを確認しましょう。
ふたつめは、基礎(家の土台)の作り方です。床の下全体を鉄筋コンクリートで覆う「ベタ基礎」という作り方は、地盤が弱いところでも家が傾きにくいとされています。あわせて、建てる前にきちんと地盤の調査をしているかもチェックポイントです。
みっつめは、断熱の性能です。「断熱等級5」や「ZEH(ゼッチ)」という言葉は、簡単に言うと「夏は涼しく、冬は暖かく過ごせて、光熱費も抑えやすい家かどうか」の目安です。等級の数字だけでなく、窓やガラスの種類まで見ておくと、実際の住み心地がイメージしやすくなります。
よっつめは、保証とアフターサービスの中身です。「何年保証」という言葉だけでは、実はよく分かりません。何年ごとに、どんな点検が来るのか、条件によって保証がどう延びるのかを、契約前に紙で確認しておくことをおすすめします。
どの項目も、「言葉として知っている」ことより、「その家で実際にどうなっているか」を確認することが一番大事です。
■ Four things worth checking before you buy
Two houses can both be labeled "newly built," yet be very different underneath. Regardless of which builder you're considering, here are four things worth checking.
First, earthquake resistance. You may have heard the term "seismic grade 3." It simply means the structure is built to withstand 1.5 times the earthquake force required by the minimum legal standard roughly the same level expected of a fire station or police station. Don't just take a brochure's word for it; confirm the specific property actually holds that rating.
Second, the foundation. A method called a "mat foundation" where the entire underside of the house is covered in reinforced concrete tends to resist tilting even on softer ground. It's also worth checking whether a proper soil survey was done before construction.
Third, insulation. Terms like "insulation grade 5" or "ZEH" basically describe how well a house stays cool in summer and warm in winter, and how much that can help keep utility bills down. Beyond the grade number, it's worth looking at the windows and glass used, since that shapes what daily living actually feels like.
Fourth, the warranty and after-sales support. "X years of warranty" on its own doesn't tell you much. Ask, in writing, before signing anything: how often inspections happen, what they check, and under what conditions the warranty can be extended.
In every case, what actually matters isn't recognizing the term it's confirming what's true for that specific house.

家そのものだけでなく、まわりの環境が今後どうなるかも気になるところだと思います。駅や道路の整備計画などは参考にはなりますが、それによって将来必ず地価が上がる、とお約束できるものではありません。いくつかの情報を見比べながら、ご自身やご家族の暮らし方に合っているかどうかを軸に考えていただくのがよいと思います。
■ A note on choosing an area
Beyond the house itself, it's natural to wonder how the surrounding area will change over time. Planned infrastructure a new train line, road improvements can be useful context, but it's not a guarantee that land values will rise. It's worth weighing a few sources of information and focusing on what actually fits how you and your family want to live.
