Most days, my desk work looks nothing like real estate advice I'm updating our site and uploading listing details into our Taktas cloud system: prices, locations, sizes, photos. When a price changes or a property sells, I update it right away, because the one thing I really don't want is a client reaching out about a home that's already gone. That kind of real-time accuracy is something I take seriously.
But every so often, a foreign client is actually going through the buying process, and I switch into a different kind of work: explaining what's happening, in English, step by step. One question comes up more than any other: "Can I just buy this house for my son / my daughter?"
Here's where my usual way of working actually matters most. When I don't know something a word, a rule, how something specific works I don't guess. I check first. It's not about asking permission; it's about making sure what I tell someone is actually correct, especially when the vocabulary is still something I'm building up in Japanese. And this question is exactly the kind where guessing would be the wrong move: Japanese mortgages are generally set up around the idea that the person borrowing the money is the person who lives in the home, so a parent wanting to buy for their adult child usually doesn't fit a standard loan the way people assume it will.
I don't have a single tidy answer to give when this comes up it depends on the family, the bank, and details I can't know from one conversation. What I can do is walk through it honestly instead of promising something I haven't actually confirmed. That's the same instinct that has me double-checking a listing price before a client sees an old number. Get it right, or go find out don't fill the gap with a guess.
