A question I hear from a certain kind of client more than others: "I own property in Japan, but I'm not living here anymore can my family member just handle the sale for me?"
One of Yatsuka's posts this week touched on exactly this: having a family member act as your proxy for a sale here. Being family doesn't automatically make it work the transaction still needs to be clearly grounded in the actual owner's own intent, with documents to back that up, and there's usually a step where the owner is confirmed directly, not just represented on paper.
When a client asks me about this, I don't try to guess my way through it or make it sound simpler than it is, especially since the exact documents needed can shift depending on the situation. What I do instead is what I always do when I'm not fully sure of something: I check before I answer, rather than tell a client something that might not hold up once the paperwork actually starts moving. It's not a satisfying answer in the moment "let me confirm that properly" isn't as reassuring as "yes, easy" but it's the one I trust.
For someone managing a property from another country, this isn't a small detail. It can be the difference between a sale that goes through cleanly and one that stalls halfway because a document wasn't quite right, or the direct confirmation step wasn't anticipated. So when this comes up, I try to walk through it patiently, one piece at a time, rather than rushing to a reassuring answer that might not turn out to be accurate.
