The Mortgage Tax Deduction in Japan: What to Know Before Your First Filing
Hello, this is Yatsuka from Anhome (Follow-Up Inc.).
■ Taking Out a Mortgage in Japan Can Reduce Your Tax Bill
If you purchase a home using a mortgage and meet certain conditions, you may be eligible for a tax deduction known in Japanese as the jūtaku shakkin-tō tokubetsu kōjo commonly called the housing loan deduction. It works by reducing the amount of income tax you owe, based on the remaining balance of your mortgage.
If you are planning to purchase a home and take out a mortgage before the end of the year, you will be applying for this deduction in the following year's tax filing. Forgetting to file means the deduction is not applied, so it helps to make a note well in advance that a tax return will be required in the spring after the purchase.
■ The First Year Requires a Tax Return; After That, Year-End Adjustment Usually Applies
To claim the deduction, you need to file a tax return for the year you move in filed the following spring. Many company employees in Japan do not normally file a tax return because their employer handles annual tax adjustment at year-end. For the housing loan deduction, however, the first year requires filing directly. From the second year onward, the deduction can typically be handled through the employer's year-end adjustment process. One filing in the first year simplifies everything that follows.
■ There Are Conditions to Meet
Eligibility for the housing loan deduction depends on several factors: the floor area of the property, the repayment period of the loan, income limits, and when you move in, among others. The rate and duration of the deduction can also vary depending on the type of home new construction, existing, or properties meeting certain energy efficiency standards.
Because the specifics are subject to change with tax law revisions, we recommend confirming the current conditions with a tax office or tax accountant at the time of purchase.
■ Gathering the Documents Early Makes Filing Easier
The documents needed for the tax return include the year-end mortgage balance certificate, the certificate of registered matters for the property, and the sales contract, among others. These arrive in stages after the purchase and move-in. Getting a clear picture early of what you will need means you are not searching for documents under time pressure when the filing window opens. A conversation with your local tax office or a tax accountant before the filing season is a practical way to prepare.
