■ 「年内に住みたい」を、逆算して考えてみる
建売住宅を検討していて、「できれば年内に新しい家に住みたい」と考えている方に向けて、今日は少し具体的な話をします。実は、内覧・物色から実際に引き渡しを受けるまでには、目安としておよそ2ヶ月半かかります。内訳は、内覧・物件探しにおよそ1ヶ月、住宅ローンの事前審査に1週間ほど、そこから契約、契約から引き渡しまでにさらに1ヶ月ほど、という流れです。
■ Backward-Planning From "By Year's End"
If you're house-hunting and hoping to move into a new home before the year is out, today's a good day to think about the math behind that. As a rough guide, it takes about two and a half months from starting to look at properties to actually receiving the keys roughly a month for viewing and narrowing down candidates, about a week for mortgage pre-approval, and then another month or so from contract to handover.
■ 「まだ早い」ではなく「もう動く時期」
この2ヶ月半という期間は、当社の実務にもとづくものです。逆算すると、「年内に住みたい」と考えているなら、今の時期がまさに動き始めるタイミングだということになります。「まだ先の話」と思って物色を先延ばしにすると、契約や引き渡しの手続きに使える時間がどんどん短くなっていきます。
■ It's Time to Start, Not "Still Early"
This two-and-a-half-month figure comes from our own day-to-day practice, not a guess. Working backward, if moving in before the year ends is the goal, now is actually the point where things need to start moving. Treating it as "something for later" and putting off the search only shrinks the time left for the contract and handover steps.
■ 焦って詰め込むと、あとで無理が出ることも
ただし、急ぐことと焦ることは違います。期間を無理に詰めようとすると、地盤調査や住宅ローンの審査など、本来時間をかけて確認すべき工程が省略されがちになり、あとで思わぬ手直しやトラブルにつながることもあります。逆算はあくまで「今の立ち位置を知るため」のものであって、無理に急がせるためのものではありません。
■ Starting Early Isn't the Same as Rushing
That said, starting early and rushing aren't the same thing. Compressing the timeline too aggressively can mean skipping over things that genuinely need time like a proper soil survey or a careful mortgage review which can lead to unexpected problems or rework later. The backward-planning here is meant to show you where you stand, not to pressure you into cutting corners.
■ お子さんの通園・通学を考えている場合は、別の確認も
なお、来年度からのお子さんの通園・通学先を考えている方は、認可保育所などの申込時期や締切が、お住まいの自治体によって異なります。新居の住所が申込の条件に関わってくる場合もあるため、こちらは早めに、お住まい予定の自治体の窓口に直接確認しておくことをおすすめします。
■ A Related Check If Childcare Enrollment Is on Your Mind
If you're also thinking about where your child will go to nursery or school from next year, keep in mind that application timing and deadlines for licensed childcare vary by municipality. In some cases, your new address can affect eligibility, so it's worth confirming directly with the local government office where you plan to live, sooner rather than later.
