If You Are Aiming to Move In Before Year's End, Check Where You Stand Right Now

■ 11月は、確認の月だと思っている
私は毎年この時期に、年内入居を目指している方に同じことを伝えています。「今、どの段階にいるか確認してください」という話です。
10月は「まだ動けます」と言える月でした。逆算の起動リミットがちょうどその頃に重なり、今から動き出せばまだ届く、という状態でした。11月はそこから一段進んで、動き出した方が「今どこにいるか」を確かめる月です。
■ November, for Me, Is a Month for Checking
Every year around this time, I find myself saying the same thing to families who are hoping to move in before the year is out: please check where you stand right now.
October was the month where starting was still possible the reverse-planning window was open, and acting then could still get someone to a year-end handover. November is one step further along. It is the month where the families who did start need to confirm where they are in the process.
■ 年内入居を目指すなら、今どこにいるべきか
大まかな目安として、今の時期に年内の引き渡しを目指している場合、すでに物件への申込みが済んでいるか、あるいは売買契約の段階に入っていることが一つの目安です。
申込みから売買契約、そして引き渡しまでには、おおよそ1ヶ月強かかります。住宅ローンの本審査・登記の準備・引き渡し当日の立会いがこの期間に並行して進みます。12月は年末進行で業界全体が動きにくくなる時期でもあり、特に月末に手続きが集中する傾向があります。逆算すると、今の時点で申込みが済んでいない場合、年内引き渡しはかなり難しい状態です。
■ Where You Should Be in the Process Right Now
As a rough guide, if a year-end handover is still the goal, this is the point where an offer should ideally already be submitted or where the sales contract stage has begun. From offer to handover typically takes a little over a month, with the full mortgage application, registration preparation, and the final walkthrough all running in parallel during that time. The industry also tends to slow toward the end of December as the year closes, and late-month deadlines tend to cluster. Working backward, if an offer has not yet been submitted, a year-end handover has become very difficult to reach.
■ 「間に合わない」と分かったとき、急がない方がいい
ここが、私が毎年この時期に一番伝えたいことです。
年内に間に合わないと分かったとき、無理に詰めようとする方がいます。「あと少しだから」「なんとかなるかも」という気持ちは分かります。ただ、工程を無理に縮めると、住宅ローンの審査・登記・引き渡し当日の確認といった、本来時間をかけるべき手続きが圧縮されます。そのしわ寄せは、入居後に出てくることがあります。
年内にこだわらず、年明けの入居に切り替えた方が、結果的に落ち着いて進められるケースは少なくありません。
■ If It Becomes Clear That Year's End Is Not Reachable, Do Not Rush
This is the thing I most want to say to people at this point in the year.
When families realize the year-end timeline is no longer achievable, some try to compress things anyway "we are almost there," "it might still work out." The instinct is understandable. But forcing a shorter timeline means compressing the steps that genuinely need time: the mortgage review, the registration process, the final walkthrough. The cost of that compression often surfaces after move-in, not before.
Shifting to a post-New Year move-in and approaching the process calmly tends to produce better outcomes. Year-end is a goal, not a requirement.
