What Happens in the Month Between Signing the Contract and Getting the Keys

■ 「あとは待つだけ」ではない
売買契約が終わると、「あとは引き渡しを待つだけ」と思われる方がいます。実際には、この期間にもいくつかの手続きが並行して進みます。事前に把握しておくと、引き渡し当日までの流れが見えやすくなります。
■ It Is Not Simply a Matter of Waiting
Once the sales contract is signed, it can feel like the active part of the process is over. In practice, several things move in parallel during this period. Knowing what to expect makes the final stretch feel more predictable.
■ 住宅ローンの本審査が始まる
売買契約後、住宅ローンの本申込み・本審査が始まります。事前審査（仮審査）とは別の、正式な審査です。必要書類を金融機関へ提出し、審査の結果を待ちます。目安として数週間ほどかかることが多いですが、金融機関や審査内容によって異なります。
この本審査が通ると、ローンの融資が確定します。書類の準備に時間がかかる場合があるため、契約後すぐに動き始めるのが確実です。
■ The Full Mortgage Application Begins
After the sales contract is signed, the full mortgage application process starts separate from the preliminary review done earlier. Documents are submitted to the lender, and the formal assessment begins. This typically takes a few weeks, though the exact duration varies depending on the lender and the specifics of the application. Once approved, the loan is confirmed. Because gathering the required documents can take time, starting this process immediately after the contract is the safest approach.
■ 登記の準備も並行して進む
引き渡しに向けて、所有権移転登記の準備も進みます。通常、司法書士が手続きを担当し、引き渡し当日に登記申請が行われます。登記に関する費用や必要書類については、担当者から事前に案内があります。
■ Registration Preparation Also Moves in Parallel
Preparation for the transfer of ownership registration proceeds alongside the mortgage process. In most cases, a judicial scrivener handles the registration, with the formal filing taking place on the handover day itself. Information about the associated costs and required documents will be provided by your agent in advance.
■ 引越しの手配は、早めに
引き渡し日が確定したら、引越し業者の手配を早めに進めることをおすすめします。引き渡し日の前後は、同様のスケジュールで動いている方が重なることが多く、希望の日時が埋まりやすくなります。引き渡し日当日から入居できる場合でも、引越しは数日後に設定する方がゆとりを持って動けます。
■ Book Your Movers Early
Once the handover date is confirmed, it is worth arranging your moving company as soon as possible. Dates around the handover period tend to be in demand, and preferred slots can fill up quickly. Even if you are able to move in from the handover day itself, building in a few extra days before the actual move gives you more room to manage the transition without rushing.
■ 引き渡し当日に確認すること
引き渡し当日は、物件の最終確認を行います。契約時の状態と変わっていないか、設備が正常に動作するかなどを確認してから、鍵を受け取ります。気になる点があればその場で確認してください。後日ではなく、当日のうちに確認しておくことが大切です。
■ What to Check on Handover Day
On the day of handover, a final walkthrough of the property takes place. This is the time to confirm that the condition matches what was agreed at the time of contract, and that the fixtures and fittings are functioning as expected. The keys are handed over after this check. If anything is unclear or does not look right, raise it on the day rather than after the fact.
