October 18, 2026 After the Contract: Why Staying in Touch With Your Agent Matters
Hello to all our visionary investors, global families, and brave pioneers! Magandang araw po! It is Vianne, your VIP concierge and property management specialist at Anhome. Welcome to another Healing Sunday with us!
■ The contract is signed. Now what?
Earlier this week, Yatsuka wrote about what happens in the roughly one month between signing the sales contract and receiving the keys the full mortgage application, registration preparation, moving arrangements, and the final walkthrough on handover day. It is a busy period, even if it does not always feel that way from the outside.
Today I want to talk about something that sits alongside all of that: the support that is available during the waiting period, and why it is worth knowing it exists.
■ Questions come up during the waiting period
Once the contract is signed, the formal steps continue but for the buyer, much of what happens next is happening on the other side of the table. The mortgage application is being assessed. Registration paperwork is being prepared. The handover date is being confirmed. During this time, questions tend to surface.
Some of those questions are practical: what documents do I still need to prepare? When exactly will I hear about the mortgage result? Is there anything I should be doing now? Others are less defined a general sense of wanting to confirm that things are moving as they should be.
■ That is exactly when reaching out makes sense
Part of what the VIP concierge role means in practice is being a consistent point of contact not just during the active search phase, but during the quieter period that follows the contract. If something is unclear, or if a question comes up that feels too small to bother anyone with, that is exactly the kind of question I am here for.
For foreign families in particular, this period can bring an added layer of uncertainty. Documents may arrive in Japanese. Instructions may assume a level of familiarity with the local system that is not yet there. Having someone to ask quickly, in English tends to prevent small uncertainties from growing into larger ones.
■ The relationship does not end at the contract
One of the things I have noticed in this work is that families who feel comfortable reaching out during the waiting period tend to arrive at handover day in a calmer state than those who held their questions and hoped for the best. The handover is the goal but the weeks before it are part of the process too, and they go more smoothly when communication stays open.
If you are in the contract-to-handover period and have a question about anything related to the purchase please do not hesitate to get in touch.
■ Get in touch
I am here throughout the process, not just at the beginning of it. Reach out any time.
