What Insulation Grade and "ZEH" Actually Mean for Your Energy Bill

「断熱等級5」や「ZEH（ゼッチ）」という言葉、物件情報でよく見かけるけれど、実際どういう意味なのか、なんとなくのイメージで終わっている方も多いのではないでしょうか。今日はここを少し掘り下げてお話しします。

Terms like "insulation grade 5" or "ZEH" show up constantly in property listings, but a lot of people have only a vague sense of what they actually mean. Today I want to go a little deeper into this one.
■ 断熱等級・ZEHって、そもそも何のこと？
断熱等性能等級は、建物がどれだけ熱を外に逃がしにくいか（逆に、外の熱を通しにくいか）を表す等級です。数字が大きいほど、断熱性能が高いとされています。ZEHは「ゼロ・エネルギー・ハウス」の略で、断熱性能を高めたうえで、太陽光発電なども組み合わせて、使うエネルギーと作るエネルギーのバランスをゼロに近づけることを目指した住宅の考え方です。
どちらも、「夏は涼しく、冬は暖かく過ごしやすい家かどうか」の目安になる、というのが基本的なイメージです。
■ What insulation grade and "ZEH" actually mean
Insulation performance grade indicates how well a building keeps heat from escaping in winter and from coming in during summer the higher the number, the better the performance, generally speaking. "ZEH" stands for "Net Zero Energy House," a concept that combines strong insulation with things like solar panels, aiming to bring the energy a home uses and the energy it generates close to balance.
Both are, at their core, a rough guide to how comfortable a house is likely to be to live in cooler in summer, warmer in winter with less strain on your heating and cooling.
■ 「光熱費が下がる」と言われる理由
断熱性能が高いと、冷暖房が効きやすくなり、同じ室温を保つのに必要なエネルギーが少なくて済みやすいとされています。これが「光熱費が下がりやすい」と言われる理由です。
ただし、実際にどれくらい下がるかは、住まい方や家族の人数、地域の気候によって変わるため、「必ずこれだけ下がる」と断定できるものではありません。数字だけを見て判断せず、あくまで目安として捉えていただくのがよいと思います。
■ Why it's linked to lower energy bills
Better insulation generally means heating and cooling work more efficiently, so less energy is needed to maintain the same indoor temperature. That's the basic reason it's associated with lower utility bills.
That said, how much lower really depends on how a household lives, how many people are in it, and the local climate so it's not something that can be stated as a fixed, guaranteed number. It's best treated as a general guide rather than a precise prediction.
■ 等級の数字だけで判断しないほうがいいこと
同じ「断熱等級5」でも、実際の暮らしやすさは、窓やサッシの種類、日当たり、間取りによっても変わってきます。等級の数字だけを見て安心するのではなく、開口部の仕様や、実際にその物件でどんな工夫がされているかまで、あわせて確認しておくと、住んでからのイメージが具体的になります。
■ What's worth checking beyond just the grade number
Even at the same "grade 5," how comfortable a home actually feels can vary based on the type of windows and sashes, how much sunlight the rooms get, and the floor plan. Rather than treating the grade number alone as reassurance, it's worth also asking what's actually been done with the openings and layout in that specific house it makes it much easier to picture what living there will actually feel like.
