「長期優良住宅」という言葉、物件情報でよく見かけると思いますが、実際に何を満たすと認定されるのか、意外と知られていません。今日はそこを整理してお話しします。

"Long-life quality housing" certification shows up often in property listings, but what it actually takes to qualify for it isn't always clear. Let's unpack that today.
■ 長期優良住宅って、そもそもどんな制度？
長期優良住宅とは、簡単に言うと「長く安心して住み続けられる家」を目指して作られた認定の仕組みです。地震への強さ、経年劣化への対策、将来のメンテナンスのしやすさ、省エネ性能といった、いくつかの分野で一定の基準を満たすことで認定されます。
「認定されている」ということは、それらの分野について、国が定めた基準をクリアしていると確認された、ということを意味します。
■ What this certification is actually for
In simple terms, "long-life quality housing" is a certification built around the idea of a home you can live in comfortably and confidently for a long time. It's granted when a house meets certain standards across several areas earthquake resistance, resistance to deterioration over time, ease of future maintenance, and energy efficiency.
Being certified means those areas have been confirmed to meet standards set by the government it's not just a marketing phrase.
■ 認定を受けることで、何が変わるのか
長期優良住宅として認定されると、一般的に税制面や住宅ローンの面で優遇が受けられる場合があるとされています。ただし、具体的にどのくらいの優遇になるかは、時期や制度の内容によって変わるため、ここでは具体的な金額はお伝えしません。実際にどんな優遇が受けられるかは、そのときの制度を専門家に確認するのが確実です。
■ What changes once a house is certified
Generally speaking, certified housing can come with certain tax and mortgage-related benefits. But exactly how much benefit that translates to depends on the timing and the details of the current system, so I won't quote specific figures here. Confirming what's actually available at the time, with a professional, is the reliable way to know.
■ 「認定住宅」という言葉だけで安心しないこと
大切なのは、認定を受けているかどうかは物件ごとに違う、ということです。同じ分譲地やシリーズ名であっても、実際にその物件が認定を受けているかどうかは書類で確認する必要があります。パンフレットに「長期優良住宅対応」と書かれていても、それが「対応可能な仕様」なのか「実際に認定を取得済み」なのかは、意味が変わってきます。
■ Don't let the phrase alone be reassurance
What matters is that certification status varies property by property. Even within the same development or product line, whether a specific house has actually received certification needs to be confirmed with documentation. A brochure saying a home is "compatible with long-life quality housing standards" and one saying it has "actually obtained certification" mean two different things.
